More Mount Vernon apartments: Groundbreaking on the Lydian

WASHINGTON 鈥斅燪uadrangle Development Corp. and the Wilkes Co. have broken ground on their seventh building in Mount Vernon Place, the latest residential addition to Mount Vernon Triangle, one of D.C.鈥檚 fastest-growing neighborhoods.

The Lydian, a 14-story, 324-unit luxury apartment building at 400 K St., NW, will be a companion property to the developers鈥 adjacent Lyric 440K apartment building.

Like any new luxury apartment building in the District worth its weight, the Lydian will have all the bells and whistles: ground-floor restaurant and retail space; a 24-hour front desk; a lobby lounge; rooftop pool and spa; an outdoor grilling area and lounge; a cyber cafe; and rooftop space for private events.

The building will have a second-floor 鈥渢ranquility garden,鈥 a fitness center, pet washing and grooming areas, and a large bicycle repair and storage area.

Apartments will range from studios to two-bedroom-plus-den units 鈥斅爏ome with balconies.

It鈥檚 too soon for the developers to set rental rates, but rents at the Lyric 440K next door range from about $2,100 a month to more than $3,900 a month.

The building, with its signature 鈥渇in鈥 running the entire height of the building, was designed by Davis, Carter, Scott.

Mount Vernon Place is a massive, 2-million-square-foot development that includes offices, restaurants, retail and, when complete, 1,000 residential units.

Mount Vernon Triangle has grown exponentially in the last five years.

There are more than 5,000 residents living within its small footprint off Mount Vernon Square, bordered by New York, New Jersey and Massachusetts avenues in Northwest D.C. Residents are served by both the Chinatown and Mount Vernon Square-Convention Center Metro stations.

There are currently 15 apartment and condominium buildings in Mount Vernon Triangle with at least another seven in the works.
